Many property owners aren't even aware of roof coatings, let alone how they can help the owner solve a variety of problems. A good, reputable coatings contractor always educates the property owner throughout the entire process. It's important to provide the owner with excellent customer service and clear communications, from start to finish. Especially with roofing projects, educating the owner may be key. Many property owners aren't even aware of roof coatings, let alone how they can help the owner solve a variety of problems. Education may not only solidify work for you but may also help the owner keep his or her property in the desired shape. Here are five tips to help ensure a smooth ride through a major commercial restoration project. 1. Complete a 10-Point Property Inspection It is important to do a thorough 10-point property inspection so that you have as much information as you can gather for your strategy as well as for the owner to share the same basic understanding of his or her roof. Make sure you include photos and all documentation of your findings. When checking for storm damage, be sure to check for water intrusion and potential leak points. Also, check for the function- ality of the roofing system; missing, broken, or torn roofing material; rusted or missing flashing; membrane integ- rity; and any storm damage present due to wind or water damage. 2. Understand Code Enforcement and Compliance Issues If you have a commercial building that hasn't been updated in a while (or at all), there could be code violations. Every geographic area and city has a different set of codes. It is the contrac- tor's responsibility to know the code and maintain compliance. If the roof is not up to code, you will need to educate the facility owner on how he or she should bring it up to code to comply with the city and all the rules that apply. You will need to gather all the code requirements and properly present the code issues so that the insurance carrier will cover the repairs properly under the law and ordinance coverage in the policy. It is very important to check the property insurance policy to make sure it does, in fact, have law and ordinance coverage. 3. Conduct Core Testing If you're not sure whether damage is present in the roofing system, conduct a core test to verify. Make sure core testing includes core sampling and roof diagnosis to determine if there is any moisture in the roofing system. If your company is not certified, you' ll need to consider using a moisture company to complete the test.
