By Kelvin Rynhart, Sales Manager, Tramex Moisture Meter Moisture Monitoring in Flat Roofs Surface Prep M oisture ingress is the main cause of problems in flat roofing or waterproofing systems. If not detected early enough, it can lead to major structural problems and possibly to complete failure of the entire roofing or waterproofing system. Yet, in most cases, a simple roof inspection and scan using appropri- ate moisture detection instruments aren't regularly done. If completed — both directly after installation and during an annual inspection — these inspections can help prevent the majority of major issues from occurring. And that can help save vast sums of money on wasted energy through heat loss in the building, reduced lifespan of roofing materi- als, and refurbishment and recycling of materials, not to mention the environmental impact. Multiple methods of moisture testing are available with varying degrees of cost, convenience, and success, and each has its advantages and limitations. Some are more suitable for testing the integrity of an installation, while others are better suited to map moisture damage to an existing roof. Some are more suited than others to test a particular roof construction type, and some are much faster than others Infrared Imagery While infrared thermography can be the fastest overall method for scanning a roof deck, the limitations of time of day and the requirement for ideal conditions can be inconvenient. Infrared cameras may not be used in normal daylight hours because of reflected sunlight, and certain roof constructions, such as ballasted roofs and ethylene propyl- ene diene monomer (EPDM), cannot be tested. In addition, false positive readings may occur due to the heating systems within the building. e infrared camera does not locate moisture but rather differentials of heat and cold, which must be verified as moisture using another method, such as a moisture meter or a core sample. Additionally, interpretation of the thermogram requires specialist knowledge and experience. Infrared cameras may be useful in other areas, but for moisture ingress, they may not be the best option with an inexperienced crew.
